The closing itinerary
Escrowedend to end.
A transfer on your own means deposits with no guarantee, half-done paperwork and weeks of silence. Here it's 6 clear steps: the money protected, VTC360 in charge and every advance with its date. You see it all.

How we run your deal.
VTC360 runs the deal from start to finish: the negotiation, the paperwork and every communication go through us. The seller appears as a serial number. The buyer, as a verified profile. Neither deals with the other: we take care of that.
The listing goes out under a serial number and province; interested buyers come to VTC360, not to your phone.
Buyers accredit themselves with VTC360: we verify funds and seriousness before anything reaches you.
We do the negotiating: every offer arrives with data, not with phone calls.
We handle the paperwork and every communication through to signing. You just decide.

The closing, escrowed
From deposit to ownership, in 6 phases.
7-15 days
Target from deposit
- 01
File
We gather and review the licence paperwork: VTC card, deeds, encumbrances and proof of good standing. Nothing moves forward without a complete file.
- 02
Deposit
The buyer places a deposit (~1 % of the price, minimum 2.000 €) in an escrow account. The licence is reserved and comes off the market.
- 03
Legal review (due diligence)
We check that the licence can be transferred and that it's clean — no debts, no penalties. If anything is wrong, the deposit is returned in full.
- 04
Escrow
The full price sits in the escrow account. The seller doesn't get paid and the buyer risks nothing until the licence changes hands.
- 05
Signing
Sale contract signed and the change of ownership filed with the authorities. Every step is logged in your timeline.
- 06
Transferred
The licence is in the buyer's name and the seller gets paid. The closing is published as a price band and feeds the market index.
The escrow
The deposit is not an act of faith.
When reserving, the buyer places a deposit of 1 % of the price (minimum 2.000 €). That money never touches the seller’s account — or ours: it goes into an escrow account.
If due diligence uncovers charges, sanctions or transferability problems, the deal is cancelled and the deposit is returned in full. If everything is clean, it comes off the final price. No one risks money blind.
The escrow rule
- The deposit and the price live in a separate escrow account.
- The seller gets paid when ownership is registered — not before.
- If verification fails, the buyer gets 100 % of the deposit back.
- Every movement is logged on the deal’s timeline.

Straight questions, straight answers.
Will I talk to the seller (or the buyer)?
Everything goes through VTC360: we negotiate, handle the paperwork and talk to both sides. The seller takes no calls; the buyer chases no one. You deal only with us from start to finish and follow every step, with its date, from your account.
How long does a transfer take with VTC360?
In this sector, months. Here, with complete paperwork, the target is 7-15 days from the deposit. Every step has an owner and a date, and you follow it live from your account.
What happens to my deposit if due diligence fails?
It comes back in full. The deposit lives in an escrow account, not in anyone's pocket. If the legal review finds encumbrances, penalties or that the licence can't be transferred, the deal is cancelled and you recover 100 %.
Who holds the money?
An escrow account separate from VTC360. Neither buyer nor seller depends on the other’s word: funds are only released once the change of ownership is registered.
What exactly does VTC360 charge?
The seller pays 4 % of the closing price, success-only, with a 3.000 € minimum. The buyer pays 0 € in brokerage. Earnings certification is included with exclusive listings. There are no other fees.
Can I follow my deal in real time?
Yes. Every deal is followed step by step in 'My deal': the 6 phases, every event with date and note, the deposit and the price. What our team sees is exactly what you see.
What if I sell a licence with a tenant (leased out)?
Yes: it can be transferred with the lease in force. The contract continues and the buyer collects the rent from day one. We reflect it in the dossier and in the sale contract.
Before signing, the tax side: what taxes the buyer pays (ITP), explained in the guide.
Behind every phase there's a person on the team pushing it forward — and you'll know their name from day one.
